1 and 2 – The entity registers and examines the application.
3 – After checking that the application is duly documented from the legal and regulatory points of view, including the insurance policy, the entity shall proceed to its acceptance. If the application is not duly documented, the applicant shall be informed thereof (point 7) and the application shall be subject to an internal procedure conducted by IMPIC (see IMPIC’s Website at www.impic.pt).
4, 5 and 15 – After confirming that the application meets all the legal and regulatory applicable rules, the entity shall accept it, calculate the fee and notify the applicant thereof, by indicating the amount to be paid.
If the fee is not paid, the process shall be terminated.
6 – Once the fee is paid and the notification complied with, the real estate brokerage license shall be published on the IMPIC’s website and the identification cards shall be sent to the managers.
7 – Whenever the application is not duly documented, the entity shall request the applicant to provide the missing elements within 15 (fifteen) days, failing which the application shall be rejected.
8 – If the applicant answers within those 15 (fifteen) days and submits the missing elements, the application shall be forwarded for examination. If the applicant does not answer within the deadline or does not deliver the missing elements, the application shall be forwarded for rejection, point 11.
9 and 10 – If the examination shows that the application is compliant, the application shall be forwarded for acceptance as indicated in point 4. If it demonstrates that the application is not compliant, the application shall be forwarded for rejection, as indicated in point 11.
11 – If the examination shows that the application does not meet all the legal and regulatory requirements, the entity shall notify the applicant, in a prior hearing, of the intention to reject the application, and shall wait for an answer from the applicant during a period of 10 (ten) days.
12, 13 and 14 – If the applicant gives no answer in the prior hearing or his/her answer and the elements provided by him/her do not change the tenor of the decision as already transmitted, the entity shall reject the application, shall notify the applicant thereof and shall close the procedure. If the applicant provides an answer and delivers elements that change the tenor of said decision, the application shall be forwarded as indicated in point 4, following the IMPIC’s internal procedures (see IMPIC’s Website at www.impic.pt).
15 – If the applicant does not pay the fee, the procedure shall be terminated.
